Everything on this page is what the front desk would tell you over the phone, written out at the length it deserves rather than compressed into a table of two-word answers. It covers arrival and departure, how payment and the deposit work, the house rules that keep the building quiet, and what to expect from parking, access and security.

Arrival and departure

Check-in runs from 2:00 PM to 10:00 PM, check-out is until 12:00 PM noon, and the front desk is staffed twenty-four hours a day.

Rooms are released for check-in from 2:00 PM, which gives housekeeping the morning to finish the floor properly rather than in a hurry. The published check-in window closes at 10:00 PM, but the desk itself never does: if your bus is late, your appointment overruns or the traffic out of Bangkok defeats you, tell us and somebody will be at the counter when you arrive. We would simply rather know in advance, because it means your key and your paperwork are ready instead of being written up while you stand there with your bags.

Express check-in and express check-out are both available, and most guests staying more than a night or two end up using them. In practice that means the details are recorded once at the start of your stay, and departure is a matter of handing back the key and collecting your deposit. Guests leaving before sunrise for a hospital appointment or an early tee time can settle everything the evening before and simply drop the key at the desk on the way out.

Check-out is until 12:00 PM noon. If you need an hour or two beyond that, ask at the desk on the morning itself rather than assuming: whether we can hold the room depends entirely on who is arriving that afternoon, and we would rather give you an honest answer on the day than a vague promise at booking.

Payment and the damage deposit

Cash payments are accepted, and a refundable damage deposit of THB 200 in cash is collected when you arrive.

The deposit is a flat THB 200 in cash regardless of room type or length of stay, and it exists for the ordinary reason: it covers the rare occasion when something in the room needs replacing. It is returned to you after the room has been checked at departure, subject to the property's conditions. Nobody at this residence enjoys inspecting rooms, and in the overwhelming majority of stays the note goes straight back across the counter with the change of the key.

Cash is accepted at the desk. If you intend to settle any part of your stay by another method, or you are booking several rooms for a company, raise it when you reserve rather than at check-out, so the paperwork matches what your accounts department expects. Receipts are issued on request and can be made out to a company name if you tell us what to write.

Rates, prepayment requirements and cancellation terms are attached to the dates and the rate you choose, not to the property as a whole, so they are shown on the booking page rather than repeated here where they would soon be wrong.

House rules and who can stay

Children of all ages are welcome, guests aged 13 and above count as adults for booking, and quiet hours run from 11:00 PM to 8:00 AM.

Children of all ages are welcome at Thani Residence, and for booking purposes anybody aged 13 or above is counted as an adult when working out how many people a room holds. We should be straightforward about the limits of that welcome: cribs and extra beds are not available, and there are no connecting rooms, so families of four or more usually take two rooms on the same floor. The desk will keep those rooms together wherever the night's occupancy allows.

Quiet hours run from 11:00 PM until 8:00 AM. This is not a decorative rule. A large share of our guests are working people with early starts, or families staying near a relative in hospital, and the reason they come back is that the building is genuinely quiet at night. Parties and similar events are not permitted anywhere on the property, including in the rooms and on the balconies.

Smoking is not permitted indoors, in any guest room or in any interior common area. A designated smoking area is provided outside, near the entrance and only a few steps from reception. We ask that balconies are not used for smoking either, because the smoke travels straight into the room above through an open door. Pets are not allowed, with no exception we are able to make.

No minimum check-in age is stated by the property. If you are travelling young and alone and want to be certain before you book, call the desk and ask; a person will give you a clear answer rather than leaving you to interpret a policy page.

Parking, access and security

Free private parking on site with no reservation needed, elevator access to the upper floors, key-card entry, CCTV and 24-hour security.

Parking is private, on the property and free of charge, and it does not need to be reserved in advance. That is worth stating plainly because it removes a real cost and a real irritation from a working trip in Chon Buri, where street parking near Setthakit Road is tight and often unshaded. Motorbikes have covered space near the entrance, within view of the front desk. The gate and the parking area are covered by the same security arrangements as the rest of the building.

Inside, an elevator serves the upper floors, so nobody is carrying a heavy case or helping an older relative up a stairwell. Guest floors and rooms use key-card access, and the card is issued at check-in and handed back at check-out along with the deposit. If a card stops working, the desk will re-cut it immediately rather than send you back upstairs to try again.

Security cover runs twenty-four hours a day. CCTV is installed in the common areas and around the outside of the property, fire extinguishers are placed on the guest floors, and there is always a member of staff awake in the building. None of this is unusual for a residence of this kind, but guests staying alone or travelling with children ask about it often enough that it deserves saying out loud.

The conditions shown against your chosen nights on the booking page are the ones that apply to your stay.

For anything unusual - a stay of a week or more, several rooms on the same nights, an arrival in the small hours, or an invoice that has to be made out a particular way - call the front desk. We would rather agree it with you in a two-minute conversation than have you guess from a page of terms.
